NNN REIT, Inc. is a publicly traded real estate investment trust (REIT) that invests in and develops high-quality retail properties across the United States, primarily under long-term, net lease agreements.

The company generates revenue by leasing its properties to a diversified tenant base, including convenience stores, automotive services, fitness centers, theaters, restaurants, and banks. A significant portion of its rental income comes from convenience stores and restaurants.

As of September 30, 2024, NNN REIT owned 3,549 properties across 49 states, totaling approximately 36.6 million square feet of gross leasable area, with a weighted average remaining lease term of 10.0 years. The majority of its portfolio is concentrated in the South and Southeast regions of the United States.
